In today’s world of online listings, real estate apps, and AI-generated pricing estimates, it’s understandable why some homeowners wonder:

“Do I really need a Realtor anymore?”

For many Sarasota and Bradenton homeowners — especially retirees looking to downsize — the idea of selling “For Sale By Owner” (FSBO) can sound appealing at first glance. After all, avoiding commission costs feels like it should mean putting more money in your pocket.

But recent national statistics tell a very different story.

And for many sellers, particularly seniors and their adult children, the real question is not:
“How much does an agent cost?”

The better question is:
“What could it cost me not to have one?”

The Numbers Are Eye-Opening

According to the National Association of Realtors® 2025 Profile of Home Buyers and Sellers, homes sold with professional representation had a median sales price of $425,000 compared to $360,000 for homes sold without an agent — an 18% difference.¹

Even allowing for differences in property types and circumstances, that gap is significant.

The same report found that only 5% of home sales today are true FSBO transactions — an all-time low — while 91% of sellers chose professional representation.¹

Why?

Because today’s market is no longer simple.

The Sarasota-Bradenton Market Is Especially Complex

Here on the Gulf Coast, selling a home involves much more than putting it online and waiting for offers.

Today’s buyers are asking sophisticated questions about:

  • flood zones,
  • insurance costs,
  • hurricane mitigation,
  • condo reserve studies,
  • HOA financials,
  • inspection concerns,
  • roof age,
  • deferred maintenance,
  • pricing strategy,
  • and negotiation leverage.

In many Sarasota and Bradenton neighborhoods, especially luxury and retirement communities, buyers are highly informed and extremely selective.

And in a market where buyers have become more cautious, presentation, pricing, negotiation, and contract management matter more than ever.

What FSBO Sellers Say Afterward

One of the most interesting studies I’ve seen recently came from a survey highlighted by Florida Realtors® and Clever Real Estate.²

Among homeowners who sold without professional representation:

  • 43% said buyers distrusted them because they didn’t have an agent.
  • 40% struggled to understand the contract process.
  • 36% admitted making legal mistakes.
  • Nearly half said the process was more difficult than expected.
  • Many reported significantly higher stress levels throughout the transaction.

Perhaps most notably, the survey found that sellers who used an agent earned, on average, approximately $46,000 more in profit than sellers who went it alone.²

That’s worth pausing over.

Because while many homeowners focus on “saving commission,” the data suggests many actually net less.

This Is Especially Important for Seniors and Families

For seniors who have owned a home for decades, this is often one of the largest financial decisions of their lives.

And for adult children helping parents transition into a smaller home, independent living, or assisted living, there are often additional emotional and logistical layers involved:

  • coordinating timelines,
  • managing repairs,
  • organizing belongings,
  • navigating family dynamics,
  • understanding legal paperwork,
  • and protecting a parent’s financial interests.
